The Richmond House by Morris Partnership

This is the Richmond House by Morris Partnership suburb in Melbourne Australia.

This is the Descriptio from Designer:

This inner city site confronted the Architect, Michael Morris, with a number of challenges:
Overlooking on three sides
An adjacent Victorian cottage to the west boundary.
A barren three storey block of flats to the east boundary
Restrictive heritage controls exercised by the local government
A small site size of 264 square metres.
A mature peppercorn tree tumbling over the frontage from the adjacent site.

Responding boldly to these challenges, the Architect has embraced the best of the eclectic neighbourhood and celebrated the tension of this inner city location. The house is assertive in its presence but not dominating. It contributes to the vitality and interest of the area.

The front façade is notched to provide a protected entry and to enable views of the Victorian cottage. Large screens prevent invasive views into the house interior. Rooms revolve around protective courtyards and decks. Lush gardens – watered from onsite tanks – have been established. These tanks also water the adjacent flats’ frontage to create a flourishing garden instead of the previously neglected patch of dirt.

The peppercorn tree is given free rein. It is a seductive, lush, green veil protecting privacy. Its survival has been enhanced by the channeling of ground water into its roots. A stacked stone wall along the entry path conceals rain water tanks for the gardens. The wall also holds containers of grasses and orchids which cascade over the stone at head height.

The house form is simple and rectilinear. The external finishes are textured cement sheet, rusted corten steel, spotted gum timber, perforated metal, Alucobond and woven metal mesh. Rich browns and reds contrast strongly with the grey of the cement sheet. The lustrous finish of aluminium is enhanced by the tension of the raw woven metal mesh. Light flows through the mesh to gently filter light to the ground floor rooms.

The subtle materials palette has been deliberately restrained externally and relies on layering and transparency to create a sense of both elusiveness and contrasting depth. The external finishes penetrate into the building and are highlighted by the selective use of interior colours and finishes – including solid European Ash flooring, sustainable timber veneers, Australian granite and red goat hair carpet. All ‘Isobar’ and ‘Monsoon’ tapware used in the building has been designed by the Architect.

A rectilinear form is utilized to create internal spaces which flow into each other and mitigate against the impact of the narrow, tight site. Large glazed areas open to the courtyards and decks. The wide gallery, generous bedrooms, combined kitchen and living area, outdoor areas and the theatrical central courtyard enhance the feeling of a spacious environment.

The Architect has successfully inserted the building into the mixed historic precinct. The interior of the house is private, quiet and visually exciting. It provides a sanctuary amidst the traffic and intensity of the immediate surroundings.

Mixed Use Townhouse by Dennis Gibbens Architects

This is a mixed use townhouse Designed by Dennis Gibbens Architects  in Venice, California.

All information about this building design covered on official site here:

Abbot Kinney Boulevard is one of the main thoroughfares in the coastal neighborhood of Venice, a section of Los Angeles.  The street contains a unique blend of restaurants, small boutiques, and one-of-a-kind retail establishments, along with single-family houses, apartments, and live-work spaces for artists-in-residence.

This mixed-use project is situated in the middle of a stretch along the boulevard known for its many recent examples of architectural experimentation.  The ground floor houses parking and a single retail tenant; the two upper floors contain a single-family residence.  The public residential spaces are on the second floor surrounding a private courtyard.  The third floor contains bedrooms and a large exterior dining and entertainment deck.

The entire shell of the building is constructed of board-formed poured-in-place concrete.  Other exterior walls are glass or stucco – non-corrosive materials practical for their use near the ocean.  The roughly textured surfaces of the concrete – both inside and out – contrast sharply with the smooth and highly refined finish materials, which include tile, stone, stainless steel, stained woods, and smooth terrazzo floors.

Interior Design Recap of 2010 by Megan Gates

This review written by Megan Gates on behalf of Elliman

To the interior design world 2010 can be defined as a time of going back to basics. Warm soft colors, furniture with rounded edges, and modern naturalism were all huge themes of interior design this past year. As apartment and homeowners attempted to scale back on all costs, the world of interior design definitely felt the pinch. However, this pinch worked to push many professional and Do it Yourselfers to get more creative with less. This year tested the interior design world’s resourcefulness, creativity, and ingenuity, and yielded some interesting results.

Appropriate to the bourgeoning green movement, the organic and natural was quite popular in terms of bedroom design. For 2010 bedroom design, warm colors like beige, tan, and cocoa were utilized to warm up sleeping spaces. These warm colors worked to embrace the 2010 trend toward warm organic spaces. Not only are professor and DIYers conscious of their wall paint choices, but even went so far as to select organic paints, like the line produced by Ecos Organic Paints.  In keeping with the natural and modern theme, many designers DIYers opted for the clean sophistication of a box spring and platform beds, that is a bed without a frame or headboard. The often fussy and clunky headboards worked against the clean feel designers were attempting to achieve. [Read more...]

Cool Apartment Remodel by A-cero

The apartment, with a 250 m2 built surface, has another peculiarity in its access, which takes place from the high floor. In this floor we have a big receiver that already indicates the intention of the reforms in the rest of the house. Only a few pictures, with a proper format according to the design of the rounded architectural forms, by the painter Mercedes Rodriguez, in blue and gray tones, together with a gray silk carpet, also with a particular form and a few shining steel balls of “A-cero in” break the monotony of the dominant white color. In the false roof an opening allows us to see the natural light through an already existing fanlight. This wide entrance hall distributes, on the one hand, the most public area, composed by a big dining room and, on the other side, a courtesy W.C, a bedroom in suite with a finished bathroom that can be for guests or for service and the kitchen. On the opposite side, there are the sculptural stairs that will lead us to the most private stays.
